Property Management

All controls, inspections and attend to your rental guests are owner operated.

Our Full service for monthly contains only $180.00

For works which are not contained in the Full service, we compute $60 / hour.

Our service for your domicile / investment

  • Weekly inspection of the house – inside and outside<
  • Control for possible damages caused by water (e.g. roof, window)
  • Control of the windows and doors (e.g. storm damages, break-down)
  • Control of the cages for tears
  • Control of the air conditioning system
  • in case of thunderstorms and tempest additional control
  • weekly emptying of the mail box - sending important post by fax/mail to the owner
  • Treatment of the monthly correspondence and accountancy, prepare and management of separate managers bank account, monthly statement of the account and sending by fax/mail
  • Order and inspect of the pool service
  • Order and inspect of the lawn service
  • Order and inspect the pest control
  • Order and inspect boat services if you have a boat
  • Adjust the irrigation sprinkler timer
  • quarterly replacement of the filters of the air conditioning system – charged for material and work time
  • Arrange of inevitable repairs, get estimates, payment of these bills after control of the duly repair
  • Inspect the outside lights at the house and boats dock
  • Remove Newspapers before the entry door and on property

Our service if you rent your home for vacation renters

  • before arrival functional inspection of the technical devices, the light, the fans and the kitchen devices, including toasters, coffee machine etc.
  • Functional inspection of the faucet, flush in the bath, toilet, kitchen etc
  • after a longer unoccupied of your home a repeated „ dust-wipe “ and a „ fresh up „ charged starting $50.00
  • deposits of the keys in a special key box for the tenants on the day of arrival
  • at the latest on next day we inform your rental guests about the house, explanation of the technical devices in the kitchen, washing machine, dryer and air conditioning system
  • pick up the key before the tenants leave your home for departure
  • remove left over food and place the garbage outside at the collection days
  • Order and control the cleaning after their leave

Check in and check out statement

After the renters arriving we prepare a detailed check-in record of your house and the inventory. On the day when the renters are leaving we prepare a check-out record –about admission of Damages, examination of the carpets, examination of the inventory, back keeping of the keys, the garage door opener etc.. Examination of the BBQ, when contamination additional cleaning costs of guests
