Advertise, Market and Show Property
We show your property mainly through the Vacation catalogs and web sites. We assist guests with inquires.

Guest Selects Property

Guest Receives Reservation Agreement
Upon confirmation of a seasonal rental reservation, the guest receives a written document specifying the dates, accommodations and rental rate. Guest are the required to forward a 30% advance deposit of total, including tax and deposit, within 10 days of booking.

Royal Invest, Inc Receive Deposit
Guest confirmation is mailed with pre-arrival shopping / car rental materials. Owners receives a future reservation booking report.
Balance is Due in Full from Guest 30 Days prior to Arrival
Including final rent payments, tax, and refundable damage deposit. -
Cancellations
Guests who cancel within 90 days prior to arrival are required to forfeit their entire deposit unless the property can be released.

Guest Check-In at Your Home
Prior to their arrival, your property is inspected and cleaned if necessary. Special advance arrangements are made with your guests. At time of check in guests receive a comment form and an arrival introduction letter.

Guest Occupancy
Our phones are directed to an answering service after hours. Housekeeping and property management personnel remain on-call for emergency situations and respond promptly to owners and guests.

Guest Departure
We make a personal check-out with your guest. The property is inspected and any damage is corrected and expense is deducted from the damage deposit. The damage deposit is returned to the guest within 30 days of departure.
